Concrete for a Dense, Older Village
Johnson City packs 15,343 people (2020 census) into about 4.67 square miles, so the work concrete contractors do here is mostly on small, close-set lots. Many houses date from the Endicott Johnson years, when the shoe company drove the village's growth. That means narrow side driveways, front walks that meet the public sidewalk a few steps from the porch, and detached garages at the back of the lot. We replace and repair all of it, and we pour new patios, steps and slabs.
A company-town past you can still see
The village incorporated in 1892 as Lestershire and took the name Johnson City in 1916 to honor George F. Johnson, who led the Endicott Johnson company. Its motto, "Home of the Square Deal," refers to the policy the company offered its workers. Much of the housing near Main Street and the old factory areas was built in that era for working families, on lots where every foot counts.
On these properties we spend a lot of time on layout. A replacement driveway may need to stay the same width because the house is close to the lot line. A new stoop has to fit between the walk and the door without creating a tall step. A garage floor at the back of a narrow lot often has to be poured from a wheelbarrow or a pump line because the truck cannot reach it.
Winter on village sidewalks
Johnson City takes sidewalk clearing seriously. A village release on snow removal says that under Village law (Section 240-11), every owner or occupant has five hours after the sidewalk is covered to remove snow and ice, or one hour after notice from the village. That keeps the walks safe, but it also means lots of shoveling, scraping and salt on concrete that may be 50 or more years old.
Older walks without air entrainment tend to scale and flake under that kind of treatment. When we replace a section, we use an air-entrained exterior mix, finish it with a broom texture, and recommend waiting before using salt on it during its first winter. We also make sure the replacement panels sit flush with the neighbors' walks so a shovel or snowblower does not catch an edge.
Close to the river, close to the neighbors
The village sits on the north side of the Susquehanna River inside the town of Union, and it is part of the Triple Cities with Binghamton and Endicott. Riverside Drive and the streets near the water sit on lower ground, where good drainage is the difference between a patio that stays level and one that tips toward the house. On tight lots we also have to think about where the water goes once it leaves your slab, because the next yard over is only a few feet away.
The health and university campuses
Revitalization in the village has been led by United Health Services and Binghamton University, whose Decker health sciences campus is on Corliss Avenue. That has brought new interest in older homes nearby. When a buyer fixes up one of these houses, front walks, steps and driveways are often on the list, since they are the first thing anyone sees.

Johnson City Questions
Can you replace just a few sidewalk panels in front of my house?
Yes. We cut out the failed panels, fix the base and pour new sections that sit flush with the walks on either side, so snow clearing is easier and no edge sticks up.
Our garage is at the back of a narrow lot. Can you still pour a new floor?
Yes. When a truck cannot reach the garage we place concrete by pump line or wheelbarrow, and we plan the access before the pour day.
Why is my old front walk flaking?
Older walks were often poured without air entrainment, and salt plus freeze-thaw cycles break down the surface. Replacement with an air-entrained mix is the lasting fix.
