Concrete for Windsor's Village and Countryside

Windsor is one of the biggest towns in Broome County by area, about 93 square miles along the Pennsylvania line, and it had just 5,804 residents at the 2020 census, about 68 per square mile. Concrete contractors here work on both the village, which sits on the banks of the Susquehanna near the center of town, and on rural properties spread across a dozen hamlets. We pour and replace driveways, garage and barn slabs, patios, walks and steps, and repair concrete that has failed.

River village

The Susquehanna flows south through the town, and the village of Windsor lies on its banks where NY 79 meets NY 17 and Interstate 86. The National Weather Service gauge at Windsor has a flood stage of 17 feet. Its two highest crests are nearly identical: 24.27 feet on June 29, 2006, and 24.21 feet on September 8, 2011.

Properties near the river in the village sit on lower ground with a high water table. For slabs there, we dig out soft soil, build a thick compacted stone base and pitch the surface carefully so water does not sit at the foundation. Where flooding has undermined an existing patio or walk, we replace the base along with the concrete.

Rural Windsor

Outside the village, Wikipedia lists hamlets including Blatchley, Cascade Valley, Damascus, Dunbar, East Windsor, Edson, Flowers, Occanum, South Windsor, State Line and West Windsor, with Hawkins Pond Park at the southern town line. The town sits at about 973 feet in the valley and climbs much higher on the surrounding hills.

Rural properties here need slabs that work for country living:

  • Garage and barn floors sized for trucks, tractors and equipment
  • Aprons at the end of gravel driveways and in front of garage doors
  • Shop and workshop slabs with a smooth finish
  • Patios behind farmhouses and newer homes
  • Walks and steps from the drive to the door

We plan truck access on long drives ahead of time and talk through thickness and reinforcement based on what each slab will carry.

Deep history on the river

Remnants of the Tuscarora settled the northern part of the town around 1712. The fortified village of Onaquaga was destroyed by the Continental Army in October 1778, and settlement resumed in 1785, mostly by New Englanders and war veterans. The town was formed in 1807 from the town of Chenango, the year after Broome County was created, and later gave up land to Sanford, Colesville and Conklin.

Built for hard winters

Windsor's hills see the same long Southern Tier winters as the rest of the region, with plenty of freeze-thaw cycles and road salt. Every exterior slab we pour uses an air-entrained mix, gets control joints at the right spacing and is cured properly before it sees salt or heavy loads.

Village lots near the river

In the village itself, lots are smaller and the work looks more like a city job: a front walk to the public sidewalk, a stoop, a single-car driveway and a small backyard patio. Because many of these homes sit on low ground near the Susquehanna, the base work and drainage planning are the same as for larger slabs, just on a smaller footprint.

Windsor Questions

Do you pour barn and equipment slabs in rural Windsor?

Yes. We size the slab for the equipment it will hold, use the right reinforcement and base depth, and plan truck access on long drives.

My village patio flooded in 2011. Can it be saved?

If the base washed out, the slab will keep cracking and settling. Removing it and rebuilding the base before pouring new concrete is the lasting fix.

Do you cover the hamlets near the Pennsylvania line?

Yes, including South Windsor, State Line and the rest of the town.
