Rural Concrete Work in Maine

The town of Maine in Broome County is not the state of Maine, and the concrete contractors who work here know it as a rural hill town of about 45.8 square miles northwest of Binghamton. The 2010 census counted 5,377 residents, or about 115 per square mile, so most homes sit on large lots with long driveways, detached garages and outbuildings. We pour driveways and aprons, garage, barn and shed slabs, patios and stamped concrete, walks and steps, and we repair concrete that has heaved or cracked.

A hill town with an airport

The town was organized on March 27, 1848, from the northern part of the town of Union, and the area was first settled in 1794. It sits at about 1,385 feet, on the western edge of Broome County along the Tioga County line, and Nanticoke Creek flows south through it toward the Susquehanna. The Greater Binghamton Airport, also called Edwin A. Link Field, is in the town.

Wikipedia lists the hamlets as Maine, near the western town line on NY 26, East Maine and New Ireland, with Tiona and Ketchumville in the northwest. Historic sites include the Maine Central School, listed on the National Register in 1998, and the Cyrus Gates Farmstead, listed in 1999.

High ground, wet soil

Elevation and soil are what make rural concrete here different from work in the valley. Broome County's soil conservation district describes common upland soils such as Volusia and Mardin as glacial till with a dense fragipan roughly 10 to 26 inches down, and notes that wetness is a common limit on Volusia soils. Water sits on top of that layer after rain and snowmelt. When it freezes under a slab, it pushes up, and when it thaws the slab settles back, a little out of place each year.

Our answer is a deeper excavation, more crushed stone under the slab, compaction in layers and a grade that sends water away from every edge. For garages and barns we also look at roof runoff and add a gravel strip or drain where it lands so it does not undermine the slab.

Slabs for working properties

Many Maine properties are working rural lots, and the slabs have to carry more than a family car:

  • Garage and pole-barn floors: sized for pickups, tractors and equipment, with thickness and reinforcement to match
  • Shop slabs: level, smooth-troweled floors for workbenches and tool storage
  • Aprons: concrete where a gravel driveway meets the road or the garage door, where ruts form first
  • Shed and lean-to pads: level bases that keep wood off the ground
  • Walks and steps: a solid path from the drive to the house

On long rural drives, we also plan truck access and the pour route ahead of time so the concrete truck does not damage the gravel drive or the lawn.

Homes near the hamlets

Around East Maine and Maine hamlet, homes on smaller lots call for the same work as anywhere: driveway replacements, front steps and backyard patios. We pour broom-finish or stamped concrete and grade each patio away from the house.

Maine Questions

How thick should a pole-barn slab be?

It depends on what will sit on it. A slab for a tractor or loaded truck needs more thickness and reinforcement than a garage for cars. We size it after we know the loads.

Why do slabs heave so much out here?

Many upland soils hold water above a dense layer close to the surface, and it freezes under the slab. A deeper stone base and good drainage reduce heaving.

Can you reach a garage at the end of a long gravel drive?

Usually. We check the drive and plan the truck route, and use a pump line or other placement methods if the truck cannot get close.
